Visit Site With Outline Planning Permission For Two Homes

Development land and planning specialists Greenslade Taylor Hunt are hosting a series of viewing days at Shirwell, near Barnstaple, to showcase the site’s residential potential.

The land between Southlands and 1 Youlston Close, Shirwell, has outline planning permission for the construction of two open market homes.

Viewings are being held on Wednesdays between 9am-11am to demonstrate what the site has to offer.

It is imperative that these are booked in advance. They will take place on July 15th, 22nd, and 29th and August 5th and 12th.

The site is located at Shirwell Cross, just outside the village. It comprises a parcel of land extending to 0.23-hectares (0.59-acres) with a garage that will be demolished.

The proposed residential development scheme comprises two, three-bedroom homes with access via the existing vehicle access from Shirwell Road.

Any prospective buyer will need to submit a reserved matters application to detail the appearance, landscaping, layout and scale of the proposed homes.

Previously an application for the construction of two homes on the site was rejected, but this was overturned by the Planning Inspectorate in November 2025. This permission is subject to a total of 10 conditions.

The site is on the market at a guide price of offers in excess of £300,000. The deadline for the submission of offers is 12 noon on Friday, August 21st.
