Strategic land on edge of Devon village

Land at Landboat Farm, Cheriton Fitzpaine, near Crediton, could be ripe for housing development.

The site, which extends to around 1.85 hectares (4.57 acres) borders the built-up area of the village, but falls outside the designated development area.

However, the Government requires the local development plan to be reviewed at least once every five years. This requirement presents an opportunity to promote the land through the emerging Mid Devon Local Plan Review.

In the past we have made representations to Mid Devon District Council about the plan and more recently on the council’s call for development sites.

Last March the council confirmed it had a shortfall in its five-year housing land supply equating to a gap of around 411 homes.

“There is a window of opportunity to capitalise on the need for housing and this is likely to enable the land to be brought forward for development,” said a GTH spokesman.

A series of view days are being held at the site from 9am-11am on Fridays, February 27, March 6 and 13. These must be booked in advance.

The deadline for the submission of offers for the site, which could accommodate up to 40 properties, subject to the necessary consents, is midday on Friday, March 20.

Offers are invited on an unconditional basis at a guide price in the region of £250,000.
