The Brief

GTH were approached by the client who had recently purchased the agricultural land from our Yeovil Office. The previous owner had a prior notification for a large agricultural building refused a few months previously. GTH were asked to prepare a full planning application for a smaller agricultural building and to overcome the previous reasons for refusal.

The Result

The GTH architectural team took the clients brief for the agricultural storage building to produce the plans and the planning consultancy team prepared the accompanying documents to support the application. The site was constrained by heritage designations which formed the main reason for the original refusal. As part of the planning statement a detailed heritage section was prepared to assess the impact of the building on designated heritage assets. During discussions with the Planning Officer, the issue of flood risk was raised due to the location of the proposal within flood zone 3. GTH proposed mitigation to satisfy these concerns which then enabled the planning officer to support the proposals and issue the planning approval. GTH are now instructed to prepare an application to discharge the planning conditions to enable works to commence on site for the construction of the building. This was a challenging site and we were pleased that we were able to assist our client with their ambitions to construct an agricultural storage building on their new land.
