The Brief
Our planning team was appointed to provide advice and manage the preparation of an outline planning application for residential development on land adjoining Landkey, North Devon. The site was not allocated for development in the Local Plan but was well related to the built up area of the settlement.
The Result
A compelling case was made in favour of the site’s development based upon its highly sustainable location and the benefits associated with providing open market and affordable homes at a time when North Devon Council could not demonstrate a five year housing land supply. The Planning Committee ultimately resolved to grant planning permission, at which point GTH provided key input to the negotiation of the S106 agreement.
