The Brief
Despite running as a successful care home business for many years, the combined effect of Brexit and the Covid-19 pandemic led to a mass shift of workers away from the care sector. Unable to recruit the necessary staff to keep the care home running safely and effectively, the owners ultimately took the difficult decision to wind down the business and sell the property.
Following a marketing appraisal of the property by the GTH residential agency team it was concluded that the property’s lawful use as a care home would adversely impact the sale of the property. The GTH planning team was appointed to advise on the prospects of securing a change of use of the care home (C2 use) to a residential dwelling (C3 use) and prepare a planning application to achieve the desired change.
The Result
Planning permission was granted under delegated powers and within the statutory eight week period. The GTH agency team has subsequently been instructed to sell the property.
