The Brief

We were asked to advise a local landowner on the potential for residential development on land north of Grange Farm, just south of the village of Cannington. Our initial enquiries showed that the land was outside the village development boundary, and was identified by the Environment Agency as being at significant risk from flooding.

The Result

We undertook pre-application enquiries with the Planning Policy, Development Management and Housing teams at Sedgemoor District Council and received generally positive feedback to the principle for development. We assembled a team of technical consultants to address various issues relevant to the development proposal including a topographical survey, highways assessment, archaeological investigation, ecological and tree surveys, drainage design and flood risk assessment. In liaison with the consultants, our Architectural team prepared an indicative site layout plan to demonstrate site capacity. We prepared the outline planning application for up to 73 dwellings, to include a Planning Statement, Design and Access Statement, and Heads of Terms for a Section 106 legal agreement. We maintained regular contact with the Case Planning Officer and addressed consultation responses as necessary, including negotiating a significant reduction in requested financial contributions. Following grant of planning permission, the site was sold to a developer, and the homes are presently under construction.
