The Brief

We were asked to advise a local landowner on the potential for residential development on land north of Grange Farm, just south of the village of Cannington. The land is outside the village’s development boundary and in an area designated as being subject to flood risk.

The Result

GTH undertook pre-application enquiries with Sedgemoor District Council and received generally positive feedback regarding the principle of the development. We assembled a team of technical consultants to address various technical issues relevant to the proposal including: a topographical survey, highways assessment, archaeological investigation, ecological and arboricultural surveys, drainage design and a flood risk assessment. Liaising with the consultants, our architectural team prepared an indicative site layout plan to demonstrate the site’s capacity for development. GTH prepared the outline planning application for up to 73 dwellings, which included the Planning Statement, Design and Access Statement, and Heads of Terms for a Section 106 legal agreement. GTH maintained regular contact with the Planning Officer addressing consultation responses as necessary. These included negotiating a significant reduction in requested financial contributions. Following the grant of planning permission, the site was sold to a developer.
