Preparing A Farm For Sale

September 2026

By Will Handel MRICS, FAAV, Partner

Selling a farm is rarely just a property transaction. For many families, it represents the culmination of generations of ownership, hard work and stewardship. Whilst market conditions will always influence demand, the steps taken before bringing a farm to the market can significantly affect both buyer interest and the eventual sale price.

Preparation

Preparation should begin well before the sale boards appear. Title documents, environmental management agreements and any relevant tenancy arrangements should be reviewed to ensure all paperwork is readily available.

Buyers are increasingly undertaking thorough due diligence at an early stage, and well-organised information helps build confidence and maintain momentum. Early consultation with your solicitor and accountant is also time well spent.

Presentation

Presentation is equally important. Whilst purchasers of agricultural property often look beyond cosmetic details, tidy farmyards and well-presented buildings create a positive first impression. Modest investments in repairs and maintenance can often yield disproportionate benefits when potential purchasers first view the property.

Method of Sale

Careful thought should also be given to how the farm is offered to the market, including the method of sale. In some cases, selling as a whole will maximise value, whilst in others a division into lots may generate greater competition and attract a wider range of buyers. A bespoke marketing package tailored to the individual property is always required.

Ultimately, successful farm sales are the result of careful and meticulous planning. Taking professional advice early can help identify opportunities, avoid pitfalls and ensure that the farm is presented at its best when it reaches the market.
