Tender or Auction: Which Sale Method Is Right For You?

When selling rural property or agricultural land, choosing the right method of sale can make a significant impact on the outcome. Two popular options are sale by tender and sale by auction, each offering different benefits depending on the property and the seller’s objectives. 
 

What is Selling by Tender?

Selling by tender invites interested buyers to submit written offers by a specified deadline. As bids remain confidential, prospective buyers are encouraged to put forward their strongest offer from the outset. 
 

A tender sale may be suitable if: 

  • You would prefer a confidential bidding process.
  • The property is expected to attract interest from multiple purchasers. 
  • You want flexibility when choosing a purchaser, as the highest offer is not always the one accepted. 
  • You want to set a clear timescale for receiving offers. 
     

What is Selling by Auction?

Selling by auction invites buyers to bid openly against one another on a set date. If the reserve price is met, the successful bidder exchanges contracts immediately when the hammer falls, creating a legally binding sale. 
 

An auction may be the right choice if: 

  • You are looking to achieve a sale within a defined timeframe.
  • Competitive bidding is likely to generate increased buyer interest.
  • You want certainty once a successful bid has been accepted.  
     

Which option is best?

There is no one-size-fits-all approach. The most suitable sale method will depend on the type of property being sold, current market conditions and your individual objectives.
